Access Statement for Peartree Farmhouse

 

Introduction

Our home is set on the edge of the small market town of Newport Shropshire enjoying the peace and quiet of a rural aspect whilst still being within an eight minute walk of the busy town centre.  The house dates from approximately 1860 and retains some period features such as ceiling beams and wooden 'A Frame' trusses.
We are located on flat terrain with three steps from the ample car park to the front door.  Regrettably due to the cottage proportions of some areas and rooms we are unsuitable for wheelchair access.

 

Pre-Arrival
 
• we are located at the end of a well maintained road via a small estate of bungalows.  
• Our close proximity to town with its regular bus services to Telford and Stafford make us an ideal location for those travelling without a car.
• The nearest shops, pubs, restaurants are an eight minute walk away.
• Telford is 8 miles away whilst Stafford is 12 miles and Shrewsbury 12 miles all contain larger shopping centre’s and are well served by buses.
• All of the above towns have railway stations and taxis are usually available at the stations.  We can provide local taxi firm numbers if required, alternatively we could make bookings on your behalf.
• We have two cats and regret that we cannot accommodate guest’s pets within the house.

• Special dietary requirements can usually be accommodated; we would greatly appreciate details in advance of arrival.
• Regretfully our guest accommodation is on the first floor, we are unsuitable for wheelchair access to those areas.  

 

Arrival & Car Parking Facilities
 
• Please advise us of your expected arrival time so that we can be sure we are here to welcome you.  If this should change please be sure to update us.
• Morning arrivals are not normally a problem if arranged in advance.
• Parking is on a level spacious gravel car park to the front.  Please park to the left of the path to the front door.
• The front door is situated to the left side of the house.
• Please leave the access to the garage to the right of the house clear.
• Assistance with luggage is of course available.

 

Main Entrance & Reception
 
• There are three steps of approx 4 inches each up to the path leading to the front door.
• The front door is always locked but is equipped with a door bell.
• There is a small step up through the front door.

 

Public Areas - General (Internal)
 
• The front door leads directly into the reception area which has a ceramic tiled floor. 
• Stairs to the galleried landing and the entrance to the dining room and guest lounge lead directly off the reception area.
• There are ten stairs leading to the first floor where the guest bedrooms are located.  
• There is a hand rail on one side of the stairs. The stairs are carpeted.
• There are four guest bedrooms, two double rooms and two single rooms. (Please see section "Bedrooms" for more information).
• The house is centrally heated throughout; temperatures can be adjusted in each room to suit individual
requirements.

Public Areas - WC
 
• There are two WC's on the first floor in the public areas.

 

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
 
• Breakfast is served in the dining room from 07:30 – 09:00
• If preferred guests are welcome to eat "Take Away" food in the dining room, assistance is usually available with condiments/crockery etc.
• There is a guest lounge area equipped with TV/Video a small collection of reading books, two sofas and a large fireplace to accompany the central heating.

• Relax outside or take advantage of the quiet location to explore the local lanes or canal side walks.  Birdwatchers in particular are well provided for with an abundance of species locally.

Bedrooms
 
• There are two double en suite bedrooms of ample proportions on the first floor.
• There are two single rooms which although not en suite are situated immediately adjacent to the Bath/Shower room with an extra W/C directly opposite.  Both single rooms have a sink with hot and cold running water.
• As only the occupants of the two single rooms have need of the bathroom this has never caused a problem.
• All bedrooms are carpeted and centrally heated with thermostatic control.  •Clock radio, TV, DVD Players, VCR’s, and Digital Freeview fitted to all rooms. •Hospitality trays provided.
• Hair dryer, sewing kit, ironing facilities and a basic first aid kit are available on request.
• Our beds are normally made with duvets, feather during the winter and synthetic during the summer.  Synthetic bedding is available at all times if requested.
• There is a wardrobe, chest of drawer and dressing table in each room.
• Ample towels are of course provided.
• Emergency lighting is provided in all guest bedrooms.

 

Bathroom, Shower-room & WC [Ensuite or Shared]
 
• The first floor bathroom is equipped with an electric shower over bath with curtain and anti slip safety mat, W/C and washbasin, radiator and ample towels.
• This bathroom is shared by the occupants of the two single rooms.
• The ensuite facilities in the double rooms consist of electric shower/cubicle, wash hand basin and W/C with exhaust fan and electric heating fan and/or central heating radiator.
• There is a separate W/C directly opposite the bathroom within the public area.

• Ideally situated for Harper Adams University College, Adams Grammar School, RAF Cosford and RAF Museum, Combat Stress, Ironbridge Gorge Museum and Tern Hill.  Aqualate Mere English Nature site within two miles.
